JK Square, an ambitious mixed-use real estate project, is quickly becoming a landmark in the city of São Paulo. Conceived as an example of the “mixed use project” concept, this project by Engeform Engenharia Ltda is truly multifaceted, housing a hotel, high-end residential spaces, commercial facilities and stores, all under one roof. Located on Rua Tenente Negrão, 90, in the prestigious Itaim Bibi neighborhood, JK Square features two towers, five basements and a ground floor which houses stores, shopping areas open mall style coexistence, a hotel and even a helipad. Furthermore, the project is committed to sustainability and seeks Gold certification from USGBC (Green Building).
1. Efficient Demand Management:
Carrying out the JK Square project brought with it a significant challenge related to the large volume of equipment necessary, covering forms for blocks and pillars, shoring, reinforcements for transitions and scaffolding for areas specific areas, in addition to the need for a staircase to access the office. To meet this demand, we implemented a proactive approach that involved anticipating projects and forecasting future needs. Our planning was kept actively updated, aligned with the work schedule and with the other projects that our unit was handling. This was essential to ensure a continuous supply of high quality.
2. Real-Time Communication with the Client: One of the solutions was to have the designer working directly on the construction site. This allowed for an even more agile exchange of information between SH and the client. The designer’s active participation in meetings and direct collaboration in the client’s decisions were facilitated by control of the equipment and work fronts, resulting in fluid and effective communication. This level of real-time cooperation proved to be fundamental in overcoming the challenges of this work.
The complexity of the JK Square project required strategic action on the part of SH to ensure success in building the project’s structure. We identified the need to have “key” people in the
local, playing key roles:
FullTime Designer: The continuous presence of a designer on the construction site allowed constant alignment with the client. This made it possible to quickly resolve equipment relocations, commercial issues and billing, ensuring efficient communication.
Daily visits by the Technical Assistant: Astec’s daily supervision, aligned with the customer’s expectations, was crucial. In addition, he contributed to organizing the delivery schedule at the site.
Checker on site: The presence of a checker on site ensured effectiveness in returns and agility in processing compensation.
The implementation of these key measures had
positive impacts in several areas:
Commercial: Designer and client managed to align
about relocations, charges and
invoices, providing transparency and
reliability.
Projects: Forecasting demands in advance and advancing projects ensured efficiency and safety. Facilitation of communication, reinforcing reliability in the partnership.
Astec: Alignment of customer expectations and
effective organization of the delivery schedule at the site.
Logistics: Increased effectiveness in returns
and agility in the processing of compensation.

Tekko SH® Forms for Foundation: For the foundation, we provide Tekko SH® molds. The largest volume block required approximately 1200m³ of concrete, with a critical stage covering 490m².
Concreform SH ® for Pillars: For pillars, we offer the
Concreform SH ® system, covering a peak area of
approximately 1400m².
Special Metal Form for Circular Pillars: For pillars
circular, especially those inclined from the 2nd
pavement, we supply specialized metal formwork,
meeting the unique architectural demands of the project.
LTT shoring: Two sets of LTT shoring were
available, along with beam locking and
re-shoring for the two towers and peripheries, totaling
approximately 10000m² in its critical stage.

My participation in the work is of great importance. I can closely monitor everything that happens on a daily basis. I prepare executive projects according to the progress of the work. I hold meetings with the responsible engineers whenever necessary. I check the assemblies as a technical assistant, together with Jurandir. I enable improvements to meet expectations and deadlines. Furthermore, I am acquiring learning and experience, which will be valuable for my professional life.
